Service electrical safety contractors can inspect and test the landlord’s
electrical appliances (PAT testing) and carry out a visual survey of the
electrical power points, light switches, earth bonding and fuse box once a year
and prior to a new tenancy. The landlord is provided with documentary evidence
of electrical safety in the form of a Visual Inspection Report and PAT

(PIR)
The
Electrical Safety Council recommends that every electrical installation is
inspected and tested every 5 years, or on change of occupancy. More information
can be found on the website for the Electrical Safety Council. Please note that PIR's are mandatory for Houses of
Multiple Occupation (HMO's.)
We will carry out a full inspection of the circuitry and check accessories for
damage. All the cables are also tested and recommendations are given in a full
and comprehensive report. Our periodic inspections (PIR) will reveal:
- If any electrical circuits
or equipment is overloaded.
- Any potential electrical
shock risks and fire hazards in the installation.
- Identify any defective DIY
electrical work.
- Highlight any lack of
earthing or bonding
