For most of us, buying a home is the biggest investment we
will ever make. How important is it
then to ensure that the electrical, gas and plumbing services are all in order
and comply with current safety standards?
The kitchen may look stunning and the bathroom delightful, but can you
be sure that the electrics or plumbing were not installed by a DIY cowboy? Do you even understand what you are looking
at and, if installed since January 2005, do the electrics have a Part P
Building Regulations certificate as required by law? You would be amazed at some of the shocking
things we find when we carry out a pre-purchase inspection.
Power Service electrical safety contractors Ltd are experts
in electrical pre-purchase surveys. We
will undertake an NICEIC Periodic Inspection
Report on the condition of the electrical installation, to identify
(in order of priority) any deficiencies against the national safety standard
for electrical installations. This
report is recommended by surveyors and is sometimes a condition of a mortgage
offer.
With the Electrical Condition Report we will provide a full explanation of the observations in
layman's terms and our recommendations including an estimate or, usually, a
fixed price quote for any remedial work required to bring the installation into
compliance with current standards. This
enables the purchaser to negotiate the cost of any remedial work with the
vendor. Prices for a domestic electrical condition report are typically between £100 and £200 depending on the size of the
property (our prices).
